Consulting Services

The business structure for design and construction of a new project, whether it be a Custom Home or Commercial building, is typically contracted in one of two ways: the Owner hiring a separate Architect and separate General Contractor, or one entity that is licensed to provide both services,

But…

in either case, who does the Owner really have, as an independent fiduciary to them only and is a seasoned Resource, looking after their personal interests exclusively and confidentially?

As an example, Barry Shaw & Associates is currently retained as the Homeowner’s independent Architect and General Contractor Consultant, providing them with project optimization services (i.e. reduction in construction costs) for their new custom home project. The scope of work is a new ground up 4,500 sq. ft. home and detached Studio/Garage.

In one of our initial meetings and before a permit was pulled, just two insightful architecture/construction cost saving suggestions paid for our fee and saved the Owner’s over $15,000 in construction costs, that were slated to be spent (for more detailed information, please see Barry’s Blog: ‘Owners Advocate-A Resource For Savings).

This was accomplished in a collaborative manner, before plans were submitted to the building department and along with the clients architect, so drawings and specifications could be revised as needed, to optimize the cost effectiveness of upcoming construction contracts.

Consultant Services Available Include:

  • Receiving direct-cost Supplier pricing for: quality, environmentally appropriate and virtually maintenance-free materials, that are available from our pool of resources
  • Contract Safeguards implemented into trade ‘boiler-plate’ agreements; ensuring additional protection against excessive cost and time overruns within Subcontracts
  • Construction quality specifications and cost saving alternatives, after review of the plans
  • Conduct bidding process for selection of project architect and general contractor
  • Photographic documentation of the construction process
  • Explore/rework alternate floor plan designs for: efficiency, functionality (lighting/finishes/equipment optimization) and cost benefits (i.e. structural design)
  • Contractor performance resolution during construction
  • Client construction job-walk analysis
  • Owner Special Requests

These services are available throughout the U.S. and can be provided remotely and/or on-site and at varying frequencies that relate to the project workload and Client requests.

Architecture & Engineering

If an Owner chooses to procure a new Luxury Home project or Commercial project in the traditional manner of first hiring an Architect, then bidding the plans to prospective general contractors, the following services are available:

  • Pre-purchase site analysis regarding: views; grading/retaining wall needs; access; future expansion capabilities; size/height/setback considerations; outdoor landscape/play area/garden/pool options; etc.
  • Scope of Work development preface to designing plans regarding Client desires/requirements (i.e. Bedroom and Bath needs/architectural style/overall square footage/living and circulating preferences); A/E budget with estimate of construction costs; schedule; etc.
  • Contract for Architecture & Engineering plans/specifications
  • Preliminary Schematic Architectural Plans (Site Plan from Land Surveyor drawing; First and Second Floor plans with Basement option; Exterior Elevations; Cross Section; Roof Plan)
  • Evaluation of costs relative to Preliminary Plans
  • Submittal to public hearings as needed
  • Design Development plans (refinement of preliminary plans; structural design concept; window type/roof material/exterior wall material/interior finish material considerations; etc.)
  • Consultant input (Structural Engineer; Energy Engineer; Civil Engineer; Acoustical Engineer; Landscape Designer; Interior Designer input with plans and calculations)
  • Evaluation of costs relative to Design Development Plans
  • Working Drawings and project specifications completed for submittal to public agencies
  • Bid out plans to pre-qualified general contractors for project price approval, with negotiations.
  • Award contract to selected general contractor
  • Submittal to various public agencies for plan check
  • Refining plans for final approvals
  • RTI (Ready To Issue) for permits (Demolition/Building/Grading) to be pulled by General Contractor
  • Construction Observation (Structural) by Architect or Engineer
  • Optional participation by Architect for: general contractor payment approvals; on-site quality verifications; contractor dispute resolution; interior design coordination; substitution of original material selections; coordination of landscape/pool/recreational spaces; etc.
  • Optional participation by Architect for photographic documentation of construction process
  • Optional participation/coordination by Architect of move-in process

Construction Management

In the case whereby the Owner of a Luxury Home or Commercial project, chooses to hire a separate Architect and separate General Contractor, or one entity to provide both services, independent Construction Management services provided directly to the Owner, will help to ensure:

a cost effective, timely and quality project, from the following services, that can be provided remotely and/or on-site and at varying frequencies that relate to the project workload and Client requests…

  • Pre-Design/Construction team assembly (Architect and Engineer; General Contractor; Material Suppliers)
  • Contract Safeguards implemented into trade ‘boiler-plate’ agreements; ensuring additional protection against excessive cost and time overruns within Subcontracts
  • On-site construction observation
  • Construction quality specifications and cost saving alternatives
  • Review and optimization of schedules
  • Quality control inspection evaluations
  • On-site assessment of work performed relative to plans and specifications
  • Pay application evaluation preface to approvals
  • Change Order negotiation for Owner cost savings
  • Client construction job-walk analysis
  • Photographic documentation of the construction process
  • Owner special requests
